  • Full management where we set up the tenancy and then collect the rent and deal with the day to day management.
  • Our services are comprehensive and complete and are designed to relieve you of any problems, worry or difficulties that may occur during the setting up and on-going period of a tenancy.
  • We will make an appointment to come and discuss your requirements and offer advice where needed to ensure a successful letting of your home or investment.

The letting and set up fee includes marketing the property, preparation of the letting particulars, conducting viewings and preparation of tenancy agreement(s).  A copy of Colebrook Seccombes landlord’s guidance notes is available on request.

Tenant Standard Fees

 

Assured Shorthold Tenancy - £0.00
Holding Deposit
A holding deposit which is equivalent to one week’s rent is payable on the property, which will be credited towards the first month’s rent. 

This will be forfeited in the event the tenant, or any guarantor(s) withdraws from the tenancy; withdraws before the contract is signed through no fault of the Agent or Landlord; fails the Right to Rent checks or provides false or misleading information; or fails to provide information requested by the Agent or Landlord in order for the application and tenancy to proceed.

Security Deposit
Payable by the tenant prior to the commencement of the tenancy and equivalent to five weeks’ rent to cover any defaults or damages to the property.

Contractual Tenancy
The fees below are applicable on a Contractual Tenancy
Tenant Administration Fee (Single Applicant) - £175.00 plus VAT (£210.00)
Additional Applicant - £40.00 plus VAT (£48.00)
Guarantor Referencing - £40.00 plus VAT (£48.00)
If unsuccessful at Referencing the Administration fee would be returned less £40.00 plus VAT (£48.00) per applicant/guarantor with regard to referencing costs

General Charges
Penalty or late payment letter/email - £25.00 plus VAT (£30.00)
